Access statement

 

The pebble yard is a self-catering, 2 bedroom ground floor conversion flat situated in the NW outskirts of Budleigh Salterton

Pre-Arrival:

The pebble yard website and Holiday listings contains details and photographs of the Property along with booking information and useful links to local area attractions. Reservations/enquiries can be made directly via email or the website booking form. Or through Airbnb

Guests have access from 16.00hrs on the day of arrival and are provided with keys by means of a key safe located at the property. Directions and access arrangements are provided to guests prior to arrival.

An information folder is provided at the property giving information such as wi-fi codes and refuse disposal as well as Information for local attractions/activities, places to eat etc

accommodation

The Entrance is via a gate from Greenway Lane which has a key coded entrance lock to operate. Then there are patio doors with a 10cm step up from the path, a further 25cm step up and over the door threshold then a 5cm step down into the sitting room, The doors have a clear opening of 63cm (single leaf) 133cm (both doors). There are lever handles and a thumb turn lock inside.

Ground floor accommodation includes 1 double and 1 bunk bedroom, a wc/shower, sitting room and kitchen/diner. There is a 19cm step up from the Sitting room to the kitchen with a 76cm opening (no door) and a further 16cm step up from the kitchen with door opening to the internal hall from which bedrooms are accessed. Doors to hall, bedrooms and bathroom have lever handles. The main bedroom door is significantly narrow – at 59cm width, all other doors are 74cm width.

Bedrooms. The main bedroom has an 80cm wide space alongside the bed one side and 70cm the other, there is a wide distance between the bottom of the bed and the wall to get from one side of the bed to the other. Bedside lights are located beside the beds along with an overhead pendant operated by a switch adj door. Duvets and pillows are hypoallergenic. Some decorative cushions on the sofa contain feather or down filling.

Shower room has a LVT floor, Flush LED lights, a raised shower tray. There is space to manoeuvre easily between the WC, sink and shower. There is a towel rail (hot water, not electric), a shaver socket and mirror and hooks and rails on which to hang towels.

Kitchen/ Dining room has integrated appliances and storage located below worktop. There is ample space for moving around this area, although no space is provided under the worktop for wheelchair users. There is overhead LED recessed lights and task lighting above the worktop.

Sitting room. Has Overhead pendant light and switch for outdoor light and individual table lamps. 3 seter sofa with arms,

Garden has a concrete path from gate to entrance with a very slight incline away from the gate; a pebbled area to the side of the house with a slight step down from the concrete path and a pebbled seating area with slightly raised brick border to contain pebbles. The entrance from the road to the garden is flat. Garden seating included 2 chairs and a sofa style chair, all with arms.

 

 Other

  • Pets: 1 well behaved dog is accepted by prior agreement.

  • A travel cot and high chair are available

  • Non slip LVt flooring throughout with non-slip rugs in Bedrooms and Sitting room

  • Where sockets are located behind furniture, easily accessible extension leads have been provided.

  • Smoke and CO alarms: give an audible warning (no visual warning)

  • There are no grab rails.

  • Unlimited fast fibre Broad Band is available. • Mobile phone signal is adequate, some networks are patchy

 

Parking. There is no parking at the property. Guests are required to park on the road which has no parking restrictions. It is possible to park directly behind the flat whilst unloading.

Public Transport the closest railway station is at Exmouth, with local busses connecting to Budleigh Salterton. The set down bus stop from Exmouth is a short (8 min) uphill walk.

Nearest town/shops. Local facilities and shops are located on the high street – a 10 min walk downhill.
